REPLACEMENT DWELLING - PRIVATE COASTAL RESIDENCE, CO.DOWN

This ambitious coastal project centred on the replacement of an existing fisherman’s cottage on the seafront at Windmill Road. The process extended over three years of careful planning, during which significant challenges had to be overcome. Coastal erosion threatened the access route to the site, while the area’s rich history required archaeological investigations before any development could proceed. Through persistence and close collaboration with statutory bodies, planning approval was successfully achieved for a 5,000 sq ft, seven-bedroom residence with a construction value of £750,000 designed to both respect and enhance its dramatic coastal context.


The design is arranged as three distinct building blocks, linked by a central glazed living space that serves as the heart of the home. This transparent core creates a powerful visual connection to the surrounding seascape, filling the interior with light and framing unique views. The house is precisely aligned so that, upon entry, the first sightline is drawn directly towards the iconic Haulbowline Cranfield Lighthouse, anchoring the architecture to its maritime setting and celebrating one of the area’s most recognisable landmarks.


Careful attention has been given to both form and setting, with the composition stepping back into the landscape to ensure resilience against the coastal conditions, while also maximising uninterrupted views of the sea and horizon. The result is a dwelling that merges contemporary design with a deep sense of place, offering its occupants both shelter and connection in equal measure.
